Mayor and City Council Welcome New Affordable Housing Community

Ribbon cutting for the new affordable housing community.

On Wednesday, September 14, Mayor Yxstian Gutierrez and the Moreno Valley City Council cut the ribbon to officially open phase one of the Courtyards at Cottonwood affordable housing community.

Courtyards at Cottonwood is an 81-unit gated community with 60 units set aside for lower-income families and 20 units reserved for lower-income seniors. The Mayor and Council were joined by representatives from Rancho Belago Developers, Inc, Riverside County, and the Moreno Valley Chamber of Commerce.

“As Moreno Valley continues to grow, the Courtyards at Cottonwood will provide more opportunities for families of all income levels to live, work, and play in our City,” said Mayor Gutierrez. “This brand-new community elevates what affordable housing can be, and I thank Jim Jernigan and the entire Rancho Belago Developers team for their continued investment in Moreno Valley’s future.”

“I am very excited to introduce the Courtyards at Cottonwood Apartments,” said Jim Jernigan, President of Rancho Belago Development, Inc. “This development was nearly ten years in the making and marks the eighth affordable development I’ve been involved with developing in Moreno Valley. As a local business owner and 50-year resident, I am excited to provide safe, quality, affordable housing to the residents of Moreno Valley.”

Amenities at Courtyards at Cottonwood include a community room, a swimming pool, passive courtyard areas with benches and barbecues, an exercise course, and a community park with a basketball court. The community features a range of one-bedroom, two-bedroom, and three-bedroom units.

The first phase of the Courtyards at Cottonwood was made possible through a public-private partnership between the City of Moreno Valley, County of Riverside, Rancho Belago Developers, Inc., Kingdom Development, Inc., and CREA, LLC. It was completed on June 30, 2022, and was fully leased and occupied within five weeks, with hundreds of applicants currently on the waiting list.

Phase Two of the Courtyards at Cottonwood will feature 32 additional units and is expected to begin construction in 2023.

Rancho Belago Developers, Inc. has been a consistent partner in bringing inviting affordable communities to Moreno Valley since 1996. To date, they have built eight housing communities totaling over 600 units across the City, including Cottonwood Place Apartments, Hemlock Apartments, and Rancho Dorado Apartments.

El Alcalde y el Concejo Municipal dan la bienvenida a la nueva comunidad de viviendas asequible

El miércoles 14 de septiembre, el Alcalde Yxstian Gutiérrez y el Concejo Municipal de Moreno Valley cortaron la cinta para inaugurar oficialmente la primera fase de la comunidad de viviendas asequibles Courtyards at Cottonwood.

Courtyards at Cottonwood es una comunidad cerrada de 81 unidades con 60 unidades reservadas para familias de bajos ingresos y 20 unidades reservadas para personas mayores de bajos ingresos. El Alcalde y el Concejo estuvieron acompañados por representantes de Rancho Belago Developers, Inc, el Condado de Riverside y la Cámara de Comercio de Moreno Valley.

"A medida que Moreno Valley continúa creciendo, Courtyards at Cottonwood brindarán más oportunidades para que las familias de todos los niveles de ingresos vivan, trabajen y disfruten tiempo en nuestra Ciudad", dijo el alcalde Gutiérrez. "Esta nueva comunidad eleva lo que puede ser la vivienda asequible, y agradezco a Jim Jernigan y a todo el equipo de Desarrolladores de Rancho Belago por su continua inversión en el futuro de Moreno Valley".

La primera fase de Courtyards at Cottonwood fue posible gracias a una asociación pública-privada entre la Ciudad de Moreno Valley, el Condado de Riverside, Rancho Belago Developers, Inc., Kingdom Development, Inc. y CREA, LLC. Se completó el 30 de junio de 2022 y se arrendó y ocupó por completo en cinco semanas, con cientos de solicitantes actualmente en la lista de espera.

La segunda fase de los patios en Cottonwood contará con 32 unidades adicionales y se espera que comience la construcción en 2023.
